Cookie Policy

Cookies are small text files stored on your device when you visit a website. They help the site remember your preferences and understand how you use it.

HousePeek uses cookies and similar technologies (localStorage, sessionStorage) to operate the platform, maintain your session, and improve your experience.

Strictly necessary cookies: authentication session tokens and CSRF protection. These cannot be disabled as they are required for the platform to function securely.

Functional cookies: dashboard layout preferences, Studio conversation state, listing editor settings, and language preferences. These improve your experience but are not essential.

Listing analytics: when you view a listing page, your browser stores a random visitor ID in localStorage, and our server sets a first-party cookie named hp_vid holding the same kind of random ID (HttpOnly, SameSite=Lax, Secure, expires after about 13 months). We use it only to measure visits to listing pages so the listing agent sees honest numbers: visits (one per browser per day), whether a browser came back on a later day, page loads and sessions, time on page and active time, scroll depth, which sections and photos were on screen, taps on contact, text, directions, tour and share buttons, the traffic source, and the device type from your browser's user agent. Our host tells our server the approximate city and region of the network you connect from; we store that city and region, never your IP address. When you send an inquiry or unlock a document on a listing, we note that event on the same visit record, without copying your name or contact details into it. We store a one-way hash of the ID, not the ID itself. It contains no name, email, or contact details, is never shared with third parties, and is not used for advertising.

Site analytics: we use Vercel Web Analytics, which is cookieless and counts page views without identifying you.

HousePeek does not serve ads and does not sell or share cookie data with advertisers. One exception applies on agent pages: an agent can ask us to turn on their own Meta Pixel on their agent page. When it is on, Meta's script loads on that agent page and Meta may set its own cookies, under Meta's privacy policy. Where an agent also uses Meta's Conversions API, our server sends Meta that agent page's events with a hashed visitor ID from localStorage (never the hp_vid cookie), your IP address, and your browser's user agent. None of this runs on listing pages or the rest of housepeek.ca.

We do not currently show a cookie consent banner. The cookies and storage described above are set when you use the site.

You can block or delete cookies and site storage at any time in your browser settings. Clearing the hp_vid cookie and localStorage resets your visitor ID, and blocking them stops your visits from being linked across days.

Most web browsers allow you to control cookies through their settings. Blocking all cookies may affect the functionality of certain features such as authentication, Studio, and saved preferences.

Some features (map embeds, virtual tour players, Google Fonts) may set cookies from third-party domains. These are governed by the respective third party's cookie and privacy policies.

We limit third-party cookie usage to what is necessary for platform functionality and do not permit third parties to use cookies on our site for advertising purposes.

Session cookies expire when you close your browser. Persistent cookies expire after the period specified in the cookie, typically between 30 days and one year.

Analytics data is aggregated and anonymized. Individual session data is not retained beyond 26 months.
